Ingoing Condition Reports

We conduct thorough ingoing inspections (Condition Reports) prior to a tenant moving in, ensuring the property meets required standards. These inspections include checks of:• Lighting and power points (functionality)• General cleanliness and presentation• Security features (locks, keys, screens)• Adequate ventilation in all rooms

Safety and Compliance Service

Safety and Compliance ServicesWe engage Landlord Compliance, a licensed service provider, to conduct mandatory safety checks, including:• Smoke alarm testing and compliance• Blind/curtain cord safety checks• Electrical switch and socket testingWe also conduct visual inspections of balconies, pools, and pool fencing to help identify any safety risks or breaches in compliance.

Habitability and Lease Requirements

Our inspections and compliance efforts cover all responsibilities outlined in residential tenancy agreements regarding the property being fit for habitation. This ensures both legal compliance and peace of mind for you and your tenants.
We also:• Liaise with tenants to meet disclosure obligations• Provide a current residential lease agreement for tenant signatures• Supply tenants with electronic copies of:o Lease agreemento Condition reporto Tenants Information Statemento Property bylaws (where applicable)o Compliance certificates

Bond & Payment Handling

Bond & Payment Handling• Tenants are given secure access to pay their bond directly via Rental Bonds Online, ensuring compliance and transparency.• We manage all aspects of rent collection, including:o Monitoring paymentso Issuing reminderso Following up on arrears• Upon request, we can pay outgoings (e.g. water, strata, council rates) on your behalf. Water Usage ComplianceWe can arrange for water efficiency testing and repairs to ensure the property meets compliance requirements before passing on water usage charges to tenants.

Repairs and Maintenance

With your authority, we manage all repairs and maintenance for the property. This includes:• Coordinating qualified tradespeople• Ensuring timely repairs• Responding to tenant requests (in writing)

Routine & Final Inspections

Our property managers carry out:• Routine inspections during tenancies (with detailed reports)• Final inspections at the end of a lease, comparing condition reports and assessing for damages

Rent Reviews

We conduct regular rent reviews to ensure your property remains competitive and aligned with market conditions, while also complying with relevant notice periods and legal requirements.
